As part of a significant renovation project, JKMM are designing a new urban space in the heart of Helsinki, at Pohjoisesplanadi 37. The historic courtyard of this prestigious 180-year-old city block will be topped with a spectacular glass roof.
Pohjoisesplanadi 37 is a culturally and historically location, listed by the Finnish Heritage Agency as a nationally valuable built cultural environment (RKY) in the Esplanadi-Bulevardi area of central Helsinki. The oldest part of the plot was designed by Carl Alexander Engel, son of Carl Ludvig Engel, and is a two-story Empire-style building completed in 1839. It’s rich history is reflected in the seven-story office and commercial building that envelope it, and which form a solid foundation for JKMM’s future-oriented modernisation that honors the plots’ heritage.
The transformation of the courtyard is a key feature: the former parking area will be converted into an experimental indoor space under a sculptural glass roof. Supported by four large steel columns inspired by natural forms, the glass roof provides a light counterpoint to the rendered brick walls.
Through careful renovation and new construction, JKMM are enhancing the functionality and appeal of this prime-location. As part of a high-quality refurbishment, significant spatial modifications will be made on the lower floors, which will mainly contain restaurants. The central courtyard will be entirely enclosed with glass, transforming it into the warm and cozy heart of the complex. New retail and restaurant spaces will also be added to the basement level. A new access will be opened from the center of the courtyard to the basement, where original rough brick walls and vaulted ceilings create a unique atmosphere. A passageway leading to the courtyard will be incorporated into the new indoor space, and a brass-clad entrance way from Esplanadi will invite passersby to step into a vibrant urban space that will be alive from morning til night, 365 days a year.
