As part of a significant renovation project, we are designing a new urban space in the heart of Helsinki, located at Pohjoisesplanadi 37. The historic courtyard of this over 180-year-old prestigious building will be topped with a glass roof, creating a cozy indoor space nestled within the old block.

Pohjoisesplanadi 37 is a culturally and historically significant building, listed by the Finnish Heritage Agency as a nationally valuable built cultural environment (RKY) in the Esplanadi-Bulevardi area of central Helsinki. The oldest part of the building was designed by Carl Alexander Engel, son of Carl Ludvig Engel, and the two-story Empire-style building was completed in 1839. Its rich history is reflected in the current seven-story office and commercial building, which form a solid foundation for a future-oriented modernisation that honors the building’s heritage.

Through careful renovation and new construction, we are enhancing the functionality and appeal of this prime-location heritage building. As part of a high-quality refurbishment, significant spatial modifications will be made on the lower floors, which will mainly house restaurant spaces. The central courtyard will be entirely topped with glass, transforming the space into a warm heart of the building.

The transformation of the courtyard is a key feature: the former parking area will be converted into an experiential indoor space under a sculptural glass roof. Supported by four large steel columns inspired by natural forms, the glass roof provides a light counterpoint to the stone walls.

In addition to the ground level, new retail and restaurant spaces will also be added to the basement level. A new access will be opened from the center of the courtyard to the basement, where rough old brick walls and vaulted ceilings create a unique atmosphere. Passageways leading to the courtyard will be incorporated into the new indoor space. A brass-clad entranceway from Esplanadi invites passersby to step into a vibrant urban space that will come alive from morning until night, all year round.
